Chmiel Architects was engaged by the Business Development Bank of Canada (BDC) to design their Ottawa West office, located on the 10th floor of the KRP building at 515 Legget Drive. The objective was to optimize the space for a hybrid work culture through a flexible, free-address layout that supports collaboration, focus, and employee well-being.

The 2,790 sq ft. space includes enclosed focus rooms, open workstations, mobile worktables, small and large meeting rooms (one with an operable glazed partition), a wellness room with colour-tunable lighting, a kitchenette, a print room, and a dedicated locker area. A variety of benching and soft seating arrangements were integrated to accommodate different work styles and preferences.

To create a cohesive spatial experience, the design incorporates curvilinear forms and biophilic elements, evident in the ceiling, flooring, lighting, and custom millwork featuring natural maple veneers. These features help unify the workspace while enhancing visual flow and access to natural light.

A key architectural element is the raised louver wall, which defines the boundary between the Workstation Area and Lounge, providing both privacy and light permeability. The curved ceiling design, especially prominent in the Hall and Lounge, was developed in collaboration with Armstrong Ceiling Solutions and Marant, using Acoustibuilt panels and high-performance acoustic tiles to maintain continuity and acoustic control, whether the operable wall is open or closed.

In collaboration with Cosmel (M&E), Cleland Jardine Engineering Ltd. (Structural), Attain (IT), and General Contractor Marant, Chmiel Architects delivered a highly adaptable, modern workspace that reflects BDC’s values and supports the evolving needs of its team.
